That means the actual numbers for a specific property: what comparable units rent for outside peak season, what the running costs and management fees really are, what the title situation is, and what the resale market has done rather than what it is forecast to do. A yield calculated on a perfect summer is not a yield.

The tax position is a genuine advantage here and worth understanding properly. Corporate profits are taxed at 15%, and under the Non-Dom regime a new tax resident pays no tax on dividends or interest for seventeen years, with only the 2.65% healthcare contribution, capped at 180,000 euro. What that changes is how much of a return actually reaches you, which is usually a bigger lever than the headline yield.
