The advice we give most often is to rent first. Cyprus is small enough that people assume the differences between towns are small too, and they are not. Paphos, Limassol, Larnaca and Nicosia have different rhythms, different costs, different commutes and very different summers. Six months in the wrong one is an inconvenience. Buying in the wrong one is expensive.

When you do buy, the legal check is the part that matters. Title questions here are real: properties sold without separate title deeds, developer mortgages still registered against the land, planning permissions that were never closed out. None of these are visible from a viewing, and none of them are the estate agent job to find. An independent lawyer looking at the title before you sign costs a fraction of what it costs to discover the problem afterwards.

Nikolas lives in Paphos and knows the neighbourhoods street by street, which sounds like a small thing until you are choosing between two apartments that look identical online and differ completely in noise, parking, winter damp and who your neighbours are. Ask before you sign a lease.

On price, expect us to be blunt. Asking prices in some areas have run ahead of what the rental market or resale market supports, and a property that only works as an investment if prices keep climbing is not an investment. We would rather tell you a place is overpriced than help you buy it.

It genuinely depends on whether you are here to work, to raise a family or to slow down.
Yes. EU citizens buy on the same footing as Cypriots. Non-EU buyers can also buy, with an approval step for the purchase and some limits on how much land, which in practice rarely blocks a normal home purchase. Your lawyer confirms what applies to your nationality before you commit to anything.
